1. Verify the Property Before Anything Else
For titled property, the LRA eSerbisyo portal allows the public to request a government-issued Certified True Copy of title. Compare the registered owner, property description and annotations against the documents provided by the seller.

2. Verify Pre-Selling Projects with DHSUD
DHSUD states that subdivision and condominium projects generally must be registered and licensed before they are advertised or sold under PD 957. Demand the Certificate of Registration and License to Sell and validate the project status.

3. Verify the People Around the Transaction
Confirm the identity and authority of the seller, developer and representative. PRC provides online verification for registered professionals. For corporate parties, review current SEC information when appropriate.
4. Use a Narrow SPA
An SPA should identify the specific property and acts the representative may perform. Avoid giving broader powers than the transaction requires. See our OFW property SPA guide.
5. Confirm Financing and Closing Requirements Early
Do not assume bank or Pag-IBIG approval. Verify overseas-income documents, appraisal, equity requirement, rate structure, fees and representative requirements before agreeing to contract deadlines.
