This week’s Apartments.ph Metro Manila Foreclosed Property Weekly Watch compares 12 currently verifiable bank-acquired, ROPA and auction properties from RCBC, Metrobank and Bank of Commerce. The selected examples range from ₱1.73 million to ₱3.007 million and cover Manila, Makati, Pasig, Quezon City, Marikina and Caloocan. These are advertised or minimum-bid prices from official disposing-institution sources—not completed transaction prices or appraised market values.

Under ₱3 million remains a deep part of the verified Metro Manila sample. Eleven of the 12 selected properties are below ₱3 million. The lowest residential condominium price in this comparison is RCBC’s ₱1.73 million minimum bid for a 22.02 sqm One Oasis Ortigas unit in Pasig. Bank of Commerce lists a 30 sqm Amaia Steps Novaliches unit in Caloocan at a ₱1.95 million indicative price. Metrobank’s selected lower-priced example is a 25 sqm Tropicana Garden City unit in Marikina at ₱2.325 million, but Metrobank discloses a legal issue and petition for writ of possession on that property.

The headline price does not measure acquisition risk. RCBC states its auction properties are sold on an “as is, where is” basis and tells bidders to inspect physical condition, occupancy and legal status. Metrobank’s file separately reports legal, documentary and physical-control status. Bank of Commerce uses status markers for no possession, pending case and redemption. A ₱2 million listing with possession or legal complications can be a materially different purchase from a similarly priced property under bank control.

Price per square meter is calculated only from the officially published price and floor area. It is a comparison aid, not a valuation. It does not adjust for parking, renovation, building condition, association dues, taxes, possession, occupancy, legal work, documentation issues or financing costs.

Best Verified Options Under ₱3 Million

The strongest low-entry-price cluster this week is spread across Pasig, Caloocan, Makati, Manila, Marikina and Quezon City. RCBC’s One Oasis Ortigas unit at ₱1.73 million works out to about ₱78,565 per sqm. Bank of Commerce’s 30 sqm Amaia Steps Novaliches unit is ₱1.95 million, or about ₱65,000 per sqm, the lowest approximate price per sqm among the 12 selected units.

Those numbers should not be read as “best bargains” without qualification. For example, Bank of Commerce’s ₱2.177 million Amaia Skies Sta. Mesa unit and its two selected Makati units carry the bank’s one-asterisk status, which means no possession. Metrobank’s ₱2.325 million Valderrama Tower unit is cheaper than many comparable Metro Manila condos, but Metrobank expressly discloses a legal issue and petition for writ of possession. The practical acquisition burden can outweigh a lower price.

Properties Under ₱5 Million

All 12 properties in this week’s focused comparison are below ₱5 million. That does not mean Metro Manila bank inventory is concentrated below ₱5 million; it means this weekly watch deliberately emphasizes lower-ticket residential examples that can be compared using verified price and area. Current official inventories also contain much larger residential, commercial and land assets well above this range.

Makati: Similar Prices, Different Sale Mechanics

Makati illustrates why buyers should separate price from sale method. RCBC’s selected Beacon units are minimum-bid properties for its September 29 auction, while Bank of Commerce’s Makati Executive Tower II and Laureano di Trevi units carry indicative prices in its ROPA inventory. RCBC’s auction is open to the public and requires ₱25,000 show money per property from a winning bidder. Bank of Commerce accepts offers under its own acquired-asset sale process and warns that properties and prices can change.

Marikina and Quezon City: Metrobank Gives More Status Detail

Metrobank’s September 4 acquired-property file is especially useful for due diligence because it publishes separate documentary, legal and physical-status notes. The selected Tropicana Garden City Toledo Tower unit in Marikina is listed at ₱2.698 million with bank control, no legal issue and no documentary issue. The selected Capital Towers unit in Quezon City is ₱2.9 million and has no pending case, but Metrobank says the bank is not in control of the property. Those are materially different risk profiles even though their prices are close.

What Changed in the Source Landscape This Week?

Pag-IBIG Fund’s live Online Public Auction remains the controlling source for current Pag-IBIG Acquired Assets. The platform currently distinguishes First Auction (New Listing), Second Auction (Up to 30% Discount) and Negotiated Sale (Up to 45% Discount), and states that properties are sold on an as-is, where-is basis. RCBC now has two dated September auction inventories: Inventory Stellar for September 29, which the bank promotes as discounted properties with the discount already applied to the minimum bid price, and Inventory Serene for September 30, which RCBC labels newly listed properties. This is a source-level change we can verify; Apartments.ph does not extend the “newly listed” label to properties from other banks without evidence of first-listing date.

Metrobank’s downloadable acquired-property file is now dated September 4, 2026, giving a fresher baseline than last week. BPI Buena Mano also opened its September real-estate sealed bidding from September 2 through September 28, but its current September sealed-bid sheet lists properties in Davao del Sur, Baguio, Cebu and Davao City—not Metro Manila—so it is not included in this week’s Metro Manila comparison. Security Bank’s live repossessed-property portal and BDO’s live real-estate-for-sale portal were also checked, but the comparison table is limited to properties for which the required current price, area and status fields could be preserved confidently in this report.

Risk Flags Buyers Should Not Ignore

No possession means the disposing bank is telling you it does not have possession of the property. Bank not in control is Metrobank’s separate physical-status disclosure and should also trigger deeper occupancy and possession checks. A pending case, legal issue, writ-of-possession issue, lis pendens or redemption status can materially affect timing, cost and the buyer’s ability to use the property. Never assume these flags are minor simply because the advertised price is low.

Buyer Due-Diligence Checklist Before an Offer or Bid

Before committing funds, reconfirm that the property is still available and that the published price or minimum bid remains current. Match the exact property account number, CCT/TCT and unit description with the bank. Ask whether the bank has physical possession or control, whether the property is occupied, whether inspection is possible, and whether any case, redemption period, annotation or documentary issue remains outstanding. Verify taxes, condominium or homeowners’ association obligations, transfer costs and the current sale terms. Where a bank discloses a legal or possession problem, independent legal review is sensible before bidding.
