The selected examples include one house-and-lot auction property and 11 condominium units, with headline prices from ₱1.23 million to ₱3.838 million. These are minimum-bid, special-sale, selling or indicative prices published by the disposing institution. They are not completed transaction prices, appraised market values or guarantees of availability.

RCBC’s Inventory Serene is scheduled for auction on September 30, 2026 and is explicitly labeled by RCBC as newly listed. Bank of Commerce’s Metro Manila ROPA pricelist is for the third quarter of 2026. Security Bank and BPI Buena Mano rows below were checked against their live official property pages on September 14. Availability, prices and sale terms can change, so reconfirm every property directly with the disposing institution before paying, bidding or making an offer.

Key Takeaways This Week
Eleven of the 12 selected examples are below ₱3 million, and all 12 are below ₱5 million. That describes this deliberately lower-ticket comparison sample, not the entire Metro Manila bank-owned market. The lowest selected headline price is RCBC’s ₱1.23 million minimum bid for a house-and-lot property in Valenzuela. The lowest selected condominium price is BPI Buena Mano’s ₱1.403483 million selling price for a 20.10 sqm Grand Towers unit in Manila.
Price and acquisition risk are not the same thing. Bank of Commerce marks the selected Manila and Makati ROPA units with its one-asterisk status, meaning no possession. Metrobank discloses a legal issue, a petition for writ of possession and lack of bank control for the selected Marikina condominium. Security Bank separately publishes title-consolidation status. Buyers should compare these disclosures alongside price.
Only RCBC’s Inventory Serene properties are described here as newly listed. RCBC uses that wording on the official September 30 auction inventory. Apartments.ph does not extend the label to properties from other institutions unless a first-listing date or equivalent official statement is available.

Price per square meter is calculated only from the officially published price used in the comparison and the published floor area for condominium units. It is a comparison aid, not a valuation. Apartments.ph does not calculate a single price-per-square-meter figure for the selected RCBC house-and-lot property because both lot area and floor area are relevant and the two measures should not be collapsed into one number.
Verified Options Under ₱3 Million
Eleven of the 12 selected properties have an official headline price below ₱3 million. The selected range begins with RCBC’s ₱1.23 million minimum bid for the Valenzuela house-and-lot property and BPI Buena Mano’s ₱1.403483 million selling price for the Grand Towers condominium in Manila. Security Bank’s selected Caloocan and Quezon City units are both below ₱1.8 million on special-sale pricing.
The lower number should not be treated as proof of a bargain. Bank of Commerce’s selected ₱2.177 million Manila unit and ₱2.406 million Makati unit are both marked no possession. Metrobank’s ₱2.325 million Marikina unit has a disclosed legal issue and petition for writ of possession, and Metrobank states that it is not in control of the property. These are materially different acquisition conditions from a similarly priced unit whose bank has full control.
Verified Options Under ₱5 Million
All 12 properties in this week’s selected comparison are below ₱5 million. That does not mean the broader Metro Manila inventory is concentrated below ₱5 million. The official portals and PDFs contain larger houses, lots, premium condominiums, parking bundles and commercial assets at substantially higher prices. This weekly sample is intentionally weighted toward lower-ticket residential examples that can be compared using verified price and area.
City and Property-Type Findings
Valenzuela and Caloocan provide two different low-entry formats in the selected sample. RCBC’s Valenzuela entry is a house-and-lot minimum-bid property, while Security Bank’s Caloocan example is a 30 sqm condominium sold through its repossessed-property program. Buyers should not compare their headline prices without accounting for lot area, building condition, sale mechanics and any occupancy or possession questions that still need direct confirmation.
Manila and Pasig show how similar price bands can come from different disposing systems. BPI Buena Mano publishes selling prices and a property-category tag on its live NCR condo page. Bank of Commerce publishes indicative ROPA prices and status markers. RCBC publishes minimum auction bids. The label attached to the price matters because a selling price, an indicative price and a minimum bid are not the same economic event.
Quezon City provides the clearest contrast in disclosed status. Security Bank’s selected Trees Residences unit is priced at ₱1.77 million on special sale with title consolidation ongoing. Metrobank’s selected Lleida Tower unit is ₱3.838 million and Metrobank states that there is no known documentary problem, no pending case, and that the bank has full control of the secured property. Those disclosures make the higher-priced unit easier to screen for certain risks, even though they do not replace buyer due diligence.
Marikina is the strongest reminder not to screen by price alone. Metrobank’s selected Tropicana Garden City unit is ₱2.325 million, but the bank discloses a legal issue, petition for writ of possession and lack of physical control. A buyer should investigate those points before treating the unit as comparable to another ₱2 million condominium.
What Changed in the Official Source Landscape?
Pag-IBIG Fund’s Online Public Auction remains the controlling live source for Pag-IBIG Acquired Assets. The platform separates First Auction, Second Auction and Negotiated Sale inventory and states that acquired assets are sold on an as-is, where-is basis. Individual Pag-IBIG rows are not included in this week’s comparison because the current public crawl did not preserve the property-level fields needed for the same verification standard used in the table.
RCBC’s current auction page continues to show Inventory Stellar for September 29 and Inventory Serene for September 30, 2026. Serene is explicitly headed “Newly listed Properties, Now ready for Auction!” The three RCBC rows used above come from Serene, so the new-listing description is source-supported for those entries only.
Metrobank’s acquired-property source now links to a downloadable list dated September 11, 2026. Metrobank continues to separate document, legal and physical-control status, making it particularly useful for risk screening before a buyer contacts the bank.
Security Bank’s live condominium inventory continues to publish suggested price, special-sale price and title status. BPI Buena Mano’s live NCR condominium page publishes floor area, selling price and property-category labels such as Yellow Tag. Apartments.ph preserves those labels without assigning an unverified legal or risk meaning to them.
Bank of Commerce continues to publish its third-quarter Metro Manila ROPA pricelist. Its status legend states that one asterisk means no possession, two mean with pending case and three mean under redemption. Its reminder also states that sales are on an as-is, where-is and no-recourse basis.
Risk Flags Buyers Should Not Ignore
No possession is an explicit Bank of Commerce risk flag. It means the bank is telling buyers it does not have possession of that ROPA property. Bank not in control is Metrobank’s separate physical-status disclosure and should also trigger deeper occupancy and possession checks. A petition for writ of possession, pending case, redemption status, title-consolidation issue or documentary problem can affect timing, cost and the buyer’s ability to use the property.
RCBC’s as-is, where-is auction terms also place the burden on bidders to inspect physical condition, occupancy and legal status. BPI Buena Mano’s live rows used here do not publish title or possession status in the table, so those details should be confirmed directly rather than inferred from the Yellow Tag label.
Buyer Due-Diligence Checklist Before an Offer or Bid
Before committing money, reconfirm that the exact property is still available and that the published selling, special-sale, indicative or minimum-bid price remains current. Match the account or reference number, CCT or TCT where provided, unit or lot description, and area with the disposing institution. Ask whether the bank has physical possession or control, whether the property is occupied, whether inspection is possible, and whether a case, redemption period, annotation or documentary issue remains outstanding.
Also verify real property taxes, condominium or homeowners’ association obligations, transfer costs, payment terms, offer or bid requirements and the current deadline when a deadline applies. Where the disposing institution discloses a legal, possession or documentation problem, independent legal review can be sensible before bidding or making an offer.
