Methodology: We checked current official disposing-institution pages and dated files, prioritized Metro Manila, retained each institution’s own classification, removed duplicates, and omitted rows that could not be reproduced with a location, area and price. Price per square meter uses only the displayed price and stated area. For properties with both lot and floor area, both bases are shown. A lowest disclosed price is used only for budget grouping.

Verified Options Under ₱3 Million

Nine entries meet the under-₱3 million screen on the lowest current price basis: the three RCBC minimum-bid properties; both Security Bank special-sale properties; Chinabank’s Avida Towers Sucat cash price; both Bank of Commerce indicative-price properties; and Metrobank’s Ugong asking price. This is a screening threshold only. Taxes, transfer costs, association dues, repairs, legal work and possession costs may materially raise total cash required.

Verified Options Under ₱5 Million

All 12 entries fall below ₱5 million on their disclosed comparison basis. The two highest are Metrobank’s North Fairview vacant lot at ₱4.116 million and Chinabank’s paired Trees Residences units at ₱4.146 million. BDO’s Acqua unit follows at ₱3.4734 million. These figures do not establish market value or a discount.

Parañaque: A Useful Cross-Bank Condo Comparison

Security Bank lists Avida Towers Sucat Tower 7 Unit E at a ₱2.43 million special-sale price for 21 sqm, or about ₱115,714 per sqm. Chinabank lists Tower 5 Unit K at ₱1.68 million cash or ₱1.89 million installment for the same stated area, equal to ₱80,000 or ₱90,000 per sqm. Compare building, tower, exact unit, title records, occupancy, dues and physical condition before treating the price gap as meaningful.

Valenzuela: Low Headline Prices, Different Property and Risk Profiles

RCBC’s Camella Verra house-and-lot has a ₱1.23 million minimum bid and a September 30 auction deadline. Metrobank’s Ugong residential property is ₱2.728 million but carries a documentary issue, lis pendens and a stay-in caretaker even though the bank states it has full control. The two entries are not interchangeable and require different due-diligence work.

Manila: Possession and Redemption Flags Matter

Bank of Commerce’s Q3 ROPA list marks Amaia Skies Sta. Mesa Unit 611 as no possession and Crown Tower University Belt Unit 19 as under redemption. Those flags may affect access, timing and transfer risk. Buyers should ask the bank for the current case, redemption and possession documents before making a reservation or offer.

Quezon City: Condo Pricing Versus Vacant-Lot Risk

Chinabank’s paired Trees Residences units are a 37.02 sqm condo entry at ₱4.146 million. Metrobank’s 343 sqm North Fairview vacant lot is ₱4.116 million, or ₱12,000 per lot sqm, but the bank says it is not in control and discloses an ejectment case. Price per sqm is therefore not a substitute for legal and possession review.
