These are minimum-bid, special-sale, indicative, cash, installment or sale prices published by the disposing institution. They are not completed transaction prices, appraised market values or guarantees that a property is still available.

Key Takeaways This Week
Ten of the 12 selected examples have an official comparison price below ₱3 million, and all 12 are below ₱5 million. That describes this deliberately lower-ticket research sample, not the whole Metro Manila bank-owned market. The lowest selected headline price is RCBC’s ₱1.23 million minimum bid for a house-and-lot property in Valenzuela. The lowest selected condominium price is Chinabank’s ₱1.68 million cash price for a 21 sqm Avida Towers Sucat unit in Parañaque.
The freshest dated source changes this week come from Metrobank and Chinabank. Metrobank’s property list is dated September 18, while Chinabank’s Metro Manila list is dated September 15. Those newer source dates let this report refresh the comparison without carrying forward older Metrobank rows merely because they appeared in last week’s roundup.
Price still does not measure acquisition risk. Bank of Commerce marks one selected Manila ROPA unit as no possession and another as under redemption. Metrobank’s selected Valenzuela property shows an annotation of lis pendens in the document notes, while its selected Quezon City lot has a disclosed ejectment case and the bank says it is not in control of the property. Security Bank separately publishes title-consolidation status. Buyers should compare these disclosures alongside the headline price.
Only listings with an official new-listing signal are described here as new. RCBC labels Inventory Serene as newly listed, and Security Bank marks the selected Avida Towers Sucat unit with the remark NEW. Apartments.ph does not extend that label to other properties without an official first-listing or new-listing indicator.

For Chinabank rows with separate cash and installment prices, both price-per-square-meter figures are shown. No single price-per-square-meter figure is calculated for the RCBC and Metrobank house-and-lot or improved-residential examples because land and building areas should not be collapsed into one denominator. Metrobank’s Quezon City vacant-lot figure uses verified lot area only. These figures are comparison aids, not valuations.
Verified Options Under ₱3 Million
Ten of the 12 selected properties have an official comparison price below ₱3 million. RCBC’s Valenzuela house-and-lot property starts the sample at a ₱1.23 million minimum bid. Chinabank’s Avida Towers Sucat unit is ₱1.68 million for cash or ₱1.89 million on the listed installment basis. Security Bank’s selected Caloocan unit is ₱1.79 million on special sale.
The sub-₱3 million group also includes two very different risk profiles in Manila. Bank of Commerce lists the Amaia Skies Sta. Mesa unit at an indicative ₱2.177 million and marks it no possession. Its Crown Tower University Belt unit is listed at ₱2.975 million and marked under redemption. The lower price does not remove the need to understand possession, redemption and transfer implications before making an offer.
Verified Options Under ₱5 Million
All 12 selected properties are below ₱5 million on the price basis displayed in the comparison. Again, that is a property-selection choice for this weekly report, not a claim about the distribution of all Metro Manila bank inventory. The official sources also contain larger houses, premium condominiums, commercial units, parking bundles and land assets above this price band.
Parañaque: A Useful Cross-Bank Condo Comparison
Parañaque provides one of the clearest apples-to-apples comparisons this week. Security Bank’s selected Avida Towers Sucat Tower 7 unit is 21 sqm with a ₱2.43 million special-sale price, title consolidated under the bank, and the official remark NEW. Chinabank’s selected Avida Towers Sucat Tower 5 studio is also 21 sqm, but the bank publishes two price bases: ₱1.68 million cash and ₱1.89 million installment. Chinabank’s Metro Manila list is dated September 15, 2026.
The two units are not interchangeable simply because the development name and floor area are similar. Their disposing institutions use different sale mechanics, price labels and disclosed status fields. Buyers should compare the exact tower, title record, viewing access, transaction costs and current availability directly with the bank.
Valenzuela: Low Headline Prices, Different Property and Risk Profiles
RCBC’s selected Camella Verra property is a 36 sqm lot with 40 sqm floor area and a ₱1.23 million minimum bid in the September 30 Inventory Serene auction. Metrobank’s selected Ugong property has a 58.50 sqm lot and 108 sqm floor area with a ₱2.728 million selling price. Metrobank says it has full control with a stay-in caretaker and no pending case, but also discloses a documentary issue and annotation of lis pendens.
Those facts illustrate why a house-and-lot headline price should not be reduced to one simplistic peso-per-square-meter number. Land area, floor area, condition, possession, title annotations and sale mechanics all matter.
Manila: Possession and Redemption Flags Matter
Bank of Commerce’s ROPA list uses status markers that materially change how a buyer should read the price. The selected Amaia Skies Sta. Mesa unit is marked no possession, while the selected Crown Tower University Belt unit is marked under redemption. Neither label means the property is automatically unsuitable, but each should trigger deeper legal and transaction due diligence before funds are committed.
Quezon City: Condo Pricing Versus Vacant-Lot Risk
Chinabank’s M Place @ South Triangle studio is a 20 sqm condominium with separate cash and installment prices. Metrobank’s selected North Fairview property is a 343 sqm residential vacant lot at ₱4.116 million. Metrobank discloses an ejectment case and says the bank is not in control of that lot. Comparing the two by headline price alone would miss the difference between a condominium acquisition and a land purchase with an active legal and possession issue.

Disclosed Risk Flags Buyers Should Not Ignore
No possession means the disposing institution has expressly flagged possession as unresolved or not held by the bank. Under redemption means the property remains within a disclosed redemption status. Lis pendens is an annotation indicating litigation affecting the property. Ejectment case and bank not in control are separate warning signs in Metrobank’s file. These labels can affect timing, access, costs and the practical path to possession.
Do not assume that an as-is, where-is sale transfers every problem to a simple checklist. It means the buyer must understand the condition and the bank’s actual rights and disclosures before acting. Where a bank identifies a legal, documentary, possession or redemption issue, independent legal review is sensible.
Buyer Due-Diligence Checklist Before an Offer or Bid
- Reconfirm that the exact property is still available and that the published price, minimum bid, special-sale price or payment option remains current.
- Match the property account number, TCT or CCT and full property description with the disposing institution’s current record.
- Confirm the sale method and deadline. An auction minimum bid, an indicative ROPA price, a special-sale price and a cash or installment price are not the same thing.
- Ask about inspection access, physical condition, occupancy, possession and whether the bank has control of the property.
- Review every disclosed title, documentary, legal, redemption or court-case note. Do not infer that a blank field means there is no issue.
- Verify taxes, condominium or homeowners’ association obligations, transfer costs, financing conditions and any show-money or deposit requirement directly with the institution.
- For a property with a legal case, lis pendens, redemption status, no possession or lack of bank control, consider independent legal advice before committing funds.
