How Much Monthly Income Can You Earn Renting Out an Apartment in the Philippines?

Small house models on financial paperwork representing monthly rental income from an apartment in the Philippines

The monthly income from a Philippine apartment cannot be estimated responsibly from rent alone. Start with achievable rent for the exact unit, then subtract vacancy, association dues, management, repairs, insurance, owner-paid utilities and taxes. The result is net rental income—not the amount shown in the listing.

Rental Income: Decision Snapshot

Metric Formula
Gross monthly rent Contract rent collected
Effective rent Gross potential rent minus vacancy/noncollection
Net operating income Effective rent minus recurring owner operating costs
Cash flow Net operating income minus debt service

1. Use Comparable Rent, Not Developer Promises

Find several current comparable units in the same building or immediate submarket. Match bedroom count, floor area, furnishing, parking and condition. Asking rent is still only a starting point; signed lease evidence is stronger when available.

2. Apply a Vacancy Allowance

A unit earning ₱30,000 for 10 months does not earn ₱30,000 × 12. Use realistic occupancy based on the local market and tenant segment rather than assuming full occupancy.

3. Subtract Owner Costs

  • Condominium/association dues when owner-borne
  • Property management
  • Repairs and replacement reserve
  • Insurance
  • Property tax
  • Owner-paid utilities
  • Leasing/tenant-placement cost
  • Rental income/business taxes

4. Example

Assume ₱25,000 monthly rent, one vacant month and ₱45,000 of annual owner operating costs. Gross potential rent is ₱300,000; after one vacant month, collected rent is ₱275,000; after ₱45,000 operating costs, illustrative net operating income is ₱230,000 for the year, before financing and income-tax effects that depend on the owner.

5. Gross Yield vs Net Yield

Gross yield is useful for screening, but net yield is better for decisions. See our apartment investment framework and rental income tax guide.

6. Short-Term Rentals Need a Different Model

Nightly rate × 30 is not monthly income. Occupancy, platform fees, cleaning, utilities and management materially change the result. See Airbnb apartment strategy.
