Start with achievable rent for the exact unit, then subtract vacancy, association dues, management, repairs, insurance, owner-paid utilities and taxes. 1. Use Comparable Rent, Not Developer Promises
Find several current comparable units in the same building or immediate submarket. Match bedroom count, floor area, furnishing, parking and condition. Asking rent is still only a starting point; signed lease evidence is stronger when available.
2. Apply a Vacancy Allowance
A unit earning ₱30,000 for 10 months does not earn ₱30,000 × 12. Use realistic occupancy based on the local market and tenant segment rather than assuming full occupancy.

4. Example
Assume ₱25,000 monthly rent, one vacant month and ₱45,000 of annual owner operating costs. Gross potential rent is ₱300,000; after one vacant month, collected rent is ₱275,000; after ₱45,000 operating costs, illustrative net operating income is ₱230,000 for the year, before financing and income-tax effects that depend on the owner.
5. Gross Yield vs Net Yield

6. Short-Term Rentals Need a Different Model
