Properties Under ₱3 Million

Six entries in the sample are below ₱3 million. Security Bank’s Amaia Steps Novaliches Unit 114 is the lowest at ₱1.79 million, followed by Bank of Commerce’s Amaia Skies Sta. Mesa Unit 611 at ₱2.177 million. The difference is not merely price: Security Bank states that the title of its Amaia Steps unit is consolidated under SBC, while Bank of Commerce flags the Sta. Mesa unit as “no possession.”

That distinction is exactly why a bank-acquired property should not be evaluated only by the headline discount. A lower-priced property where the bank does not have possession can require more investigation and potentially more time or expense before the buyer can actually use the unit.

Caloocan: Lowest Entry Price in This Sample

Security Bank currently lists multiple Amaia Steps Novaliches units in Caloocan. Unit 114 and Unit 116 are each advertised at a ₱1.79 million special sale price for 30 sqm, and the bank lists their titles as consolidated under SBC. Other 30 sqm units on the same official condominium inventory are priced from roughly ₱1.83 million upward.

Las Piñas: Several Sub-₱3 Million Condos

Security Bank’s current condominium list includes several Casa de Sequoia Avila units below ₱3 million. Unit 2401 is advertised at ₱2.52 million for 32 sqm, while Unit 7506 is ₱2.66 million for 33.08 sqm. Both are listed with title consolidated under SBC. Other units in the project have different title-consolidation stages, so buyers should check the exact unit rather than assume the status is identical across the development.

Manila and Makati: Low Prices, More Status Flags

Bank of Commerce’s Q3 2026 Metro Manila ROPA price list has several small condominium units in Manila and Makati below ₱3 million. The ₱2.177 million Amaia Skies Sta. Mesa unit and ₱2.406 million Makati Executive Tower II unit are both marked with one asterisk, which the bank defines as “no possession.” The ₱2.975 million Crown Tower University Belt unit carries three asterisks, which the bank defines as “under redemption.”

Bank of Commerce states that its properties are sold on an “as-is, where-is” and “no recourse” basis, that properties and prices can change, and that the published list can sometimes still reflect a property already sold. Direct confirmation with the bank is therefore mandatory before relying on the PDF.

Marikina and Taguig: Current Metrobank Examples

Metrobank’s live Metro Manila acquired-property inventory includes residential condominiums in Marikina at ₱2.558 million for 28.10 sqm and ₱3.162 million for 34 sqm. A Manila condominium reference in the same current inventory is listed at ₱3.881 million for 34.80 sqm, while a 36 sqm Taguig condominium is advertised at ₱6.192 million. Metrobank expressly advises prospective buyers to conduct independent due diligence before making an offer.

What We Would Investigate First

For a buyer prioritizing low entry price and a clearer published title status, the Security Bank Amaia Steps Novaliches and Casa de Sequoia examples deserve further investigation. For someone targeting Makati, the Bank of Commerce Makati Executive Tower II price is comparatively low for the city, but its no-possession flag materially changes the due-diligence requirement. The Metrobank Marikina condominiums also sit in a relatively accessible price band and warrant a direct request for the complete property details and current sale status.
