Foreclosed Properties in Metro Manila

Metro Manila currently has bank-acquired and repossessed properties across Caloocan, Manila, Makati, Mandaluyong, Pasig, Quezon City, Parañaque, Las Piñas, Marikina, Taguig, Valenzuela and other cities. The inventory includes condominium units, houses and lots, townhouses, vacant lots and commercial assets. Apartments.ph uses official bank inventories as the primary source and keeps asking prices separate from completed transaction prices.

Metro Manila Market Snapshot

Among the current official inventories reviewed, entry-level condominium examples start below ₱2 million, while larger houses, prime-city condominiums, vacant lots and commercial assets can run well above ₱10 million. The lowest headline price is not automatically the lowest-risk purchase. Some banks disclose title consolidation status, documentation concerns, no-possession status, pending cases or redemption status, and those flags should be weighed before comparing price alone.

The price-per-square-meter figures above are simple asking-price comparisons based on the bank-published area. They do not adjust for parking, condition, building quality, occupancy, unpaid dues, renovation needs, documentation issues or other acquisition costs.

Where the Lowest Verified Entry Prices Are Showing Up

Caloocan currently has several Security Bank condominium units at Amaia Steps Novaliches below ₱2.1 million, with Unit 114 and Unit 116 advertised at a ₱1.79 million special sale price and their titles listed as consolidated under Security Bank. Bank of Commerce also lists Amaia Steps Novaliches units near the ₱1.95 million to ₱2.185 million range in its Q3 2026 Metro Manila ROPA inventory.

Manila and Mandaluyong show a wider range. Bank of Commerce lists small Amaia Skies units in Manila from roughly ₱2.177 million, while Security Bank’s current Mandaluyong condominium inventory includes Amaia Skies Shaw and other developments at higher price points. Buyers should compare disclosed title or possession status before treating two similarly priced units as equivalent.

What the Bank Status Flags Mean

Bank of Commerce’s Q3 2026 list uses asterisks to identify specific risks: one asterisk means no possession, two mean with pending case, and three mean under redemption. The same document says sales are on an “as-is, where-is” and “no recourse” basis and tells buyers to conduct their own due diligence. These flags materially change the practical risk of a property and should remain visible in any comparison.

Security Bank separately discloses title status for many condominium units, including “consolidated under SBC” and “ongoing consolidation under SBC.” Its main property list also flags selected documentation or fault-line concerns. Do not infer that a property is vacant or problem-free merely because the title has been consolidated.

Buyer Due Diligence Checklist

Before bidding or submitting an offer, reconfirm the property with the bank, verify the exact title and property description, inspect where permitted, ask whether the bank has possession, confirm occupancy, review any disclosed case or redemption status, check real property taxes and association dues, and read the current sale terms. For properties with legal, possession or documentation concerns, independent professional advice can be worth far more than the apparent discount.
